Now, we want to share with you, our clients, some of the best tricks and tips when buying and selling real estate.
Buyers:
- Make sure your financing is in order. Gone are the days where you can shop, look and then get the pre approvals and financing you need. Get your pre approval done and in hand before you set your sights and heart on a property. If you don’t, it’ll be sold before you can even start the process.
- Be prepared for a bidding war. Not every property will have overly eager bidders, but it is more and more common. Know that your first offer will probably not be your last. That being said, look for properties that are below your max offers so that you have some wiggle room.
- Make the home buying experience personal. Consider writing a personal letter to the seller and help them understand the reasons this house is a great fit for your family. Is the backyard perfect for your four kids? Is it in a neighborhood with a school you’ve been dying to attend? Does it have the extra space to care for your aging parents or visits from the grandkids? Include photos. Be genuine. It’s not always the highest bidder who wins. Sometimes, it’s the sentiment and genuine love that a seller knows you have for the house. Afterall, they have an emotional attachment to it as well and want it filled with the same warm memories.
- Understand that the acceptance or denial of a bid isn’t always because of you, the buyer. Sellers have differing reasons for selling and have to have their needs met as well. Perhaps, they have medical debt that a higher selling price will help cover. Or maybe they need all the money they can get because the next phase includes some higher housing expenses. You just don’t know their personal and financial reasons.
Sellers:
- Don’t be greedy. Yes, reality is hot right now, but yours isn’t the only property for sale and character counts for all involved. Don’t engage potential buyers in a bidding war just because the market is hot. Consider what you need from the sale and when you need it.
- Consider the personal side of your buyer. Is this the perfect house to meet their needs? Do you just have a good feeling about them even though it may not be the highest offer?
- Get your house ready. Consider having a pre-inspection that will show you some issues that need to be addressed prior to a full home appraisal. This will give you an idea of potential concerns and allow you to fix small and large issues that will deter buyers. There are always some things you know you can fix easily. Replace broken switch plates, touch up paint blemishes and weed the front landscaping. First impressions matter- even in a market that is moving quickly.
